The red flags to watch out for when choosing a property coach

After sharing how working with a property coach helped me double my portfolio, I wanted to be real about the other side of the story. Because while the right mentor can be a game-changer, the wrong one? They can cost you time, money, and a whole lot of stress.

While the coach I used when I was starting out was great there were areas that could have been improved. So, if you’re thinking about working with a coach, here are some red flags I wish I had known to look out for:

1. The ‘One-Deal Expert’

These are the coaches who appear to be an overnight expert after one quick win. If their property portfolio isn’t where you want yours to be, or if they’ve only been in the game for a hot minute, be cautious. Real, lasting success in property takes time. Make sure their experience actually stacks up.

2. Their results don’t match your goals

I once spoke to a coach who was all about quick flips and short-term gains. That’s great - but I wanted long-term growth and passive income. Our goals didn’t align, and it showed in their advice. Your coach should have walked the path you want to take. If their results aren’t what you aspire to, they might not be the right fit.

3. Hidden agendas

Ever had someone try to sell you something under the guise of ‘helping’ you? Some coaches make commissions or have financial interests in the properties they push. That can lead to advice that benefits them more than it benefits you. Always ask questions. Are they recommending this because it’s best for you - or best for their wallet?

4. They haven’t faced hardship

If a coach only tells you about their wins and everything sounds too perfect, that’s a red flag. Property investment is not always smooth sailing. You want someone who has weathered the storms, made mistakes, and come out the other side. Their battle scars are what will help you avoid making those same mistakes.

5. Selling the dream, not the reality

We’ve all seen the ads - sitting on a beach, laptop in hand, saying property investing is “easy” and you can get rich quick. It’s not like that. Property investing takes work, grit, and patience. A good coach will tell you that upfront. If they’re making it sound effortless, they’re not being honest.

Finding the right coach is like finding the right property - it takes a bit of digging. But when you find the right one, it can seriously accelerate your journey.

Take your time. Ask the hard questions. And trust your gut.

Because the right mentor? They’re worth their weight in gold.
