Client success story: How this client turned a BNB into a mortgage-free lifestyle

At Wolfe Property, we’re all about helping our clients uncover hidden gems in the property market and turning those opportunities into high-performing investments. This week we’re looking at how one of our clients turned a classic BNB into a clever home-and-income setup using a strategic room-by-room house hack.

Our client, an owner-occupier in this case, bought an AirBNB through one of the classic “D” opportunities, a divorce.

Old but beautiful and full of native timbers, it just so happened that our client has contacts who could supply all of the timbers for him to restore and add huge value to this 4 bed 4 bath house, collecting not only professional flatmates but also premium room-by-room rents all managed via the RentMe app.

By renting out the rooms individually, they created a room-by-room house hack that covers their mortgage payments.

While they now pay his mortgage down, he’s searching for his next project.

The opportunity:

🏡 Property type: Classic BNB

💰 Purchase price: $640,000

🛏️ Configuration: 4 bedrooms; 4 bathrooms

💶 3 flatmates paying down the owner’s mortgage

The renovation:

With minimal renovation, my clients converted this classic BNB into a home-and-income property.

The results:

📈 Rent: $300 - $350 per room (That’s enough to pay down the mortgage so they can live for FREE!)

Why this worked:

✅ Classic BNB = ready to convert with minimal renovation

✅ 4 bathrooms = high demand for room rentals

✅ Room-by-room house hack = maximised rental income, covering mortgage costs
