How I doubled my portfolio working with a coach
When I first dipped my toes into property investment, I was buzzing with excitement. It felt like I was about to play the ultimate game of Monopoly - but with real houses and real money. I had big dreams of building wealth and creating freedom for my future.
But reality hit fast. And it hit hard.
I made my first purchase right at the peak of the market (ouch), with no clear strategy and honestly, no clue what I was doing. That initial excitement turned into a sinking feeling in my stomach. I was stuck—second-guessing every decision and completely unsure about what to do next.
I knew I needed help. That’s when I decided to work with a property coach.
Looking back now, it was the single best decision I made for my investment journey. With the right support, I doubled my portfolio in two years. But the real win wasn’t just the growth in numbers - it was the mindset shift, the confidence, and the tools I gained to keep moving forward.
Here’s what made the biggest difference:
1. Clarity and a solid plan
Before working with a coach, I was throwing darts in the dark, hoping to hit something. That changed fast. Together, we looked at my finances, set goals that actually made sense for me, and built a step-by-step plan to get there.
Knowing exactly what I was working towards made everything feel so much more achievable. Suddenly, I wasn’t just hoping things would work out - I had a roadmap.
2. Learning from someone who’s been there
I thought I could figure it all out myself. Spoiler: I couldn’t. My coach had over a decade of experience and had already made the mistakes I was trying to avoid.
They helped me understand what a good deal actually looked like, how to assess properties properly, and how to negotiate with confidence. I stopped making emotional decisions and started making smart ones.
3. Someone in my corner
There were times I felt like giving up. When deals fell through, or the numbers weren’t stacking up, I wanted to walk away. Having someone I could call, who got it, made all the difference.
My coach didn’t just give me advice - they gave me the confidence to keep going, even when it felt tough.
4. Access to a ready-made team
Finding the right people to work with can be exhausting - especially when you don’t know what you’re looking for. Thanks to my coach, I was introduced to their trusted circle of real estate agents, brokers, and contractors.
This “power team” took so much pressure off me. I could focus on growing my portfolio instead of worrying about whether I was hiring the wrong people.
5. A community that gets it
Property investment can be lonely, especially when your friends and family don’t understand why you’re so obsessed with interest rates and renovation costs. Through my coach, I connected with other investors who were on the same journey.
Sharing wins, learning from their mistakes, and just having people to talk to who understood the highs and lows was invaluable.
I often get asked if working with a property coach is worth it. For me, it was life-changing. It turned what felt like an overwhelming mess into an exciting (and profitable) journey.
But I’ll be honest - not all coaches are created equal. I learned that the hard way. In my next post, I’ll share the story of my nightmare experience with a coach who did more harm than good. Because finding the right mentor? That’s the real game-changer.
