This property offered a rare opportunity to add bedrooms to BOTH houses. Not only did it tick the Cashflow Hack mandatory ‘add a bedroom’ box, but it needed a meth decontamination, thorough cosmetic upgrade and rents doubled to create a 9.5% gross return.

What makes this particularly interesting is that when a property has 2 or more incomes, the re-valuation at end of the reno takes into account the increase in rents alongside the visual improvements, making for a super-charged equity-making strategy. The trick is finding these and so we often rely on our off-market dealfinders because these are rare gems.

The renovation:

With a targeted renovation, my clients added an extra bedroom into each side of the duplex - reconfiguring it into 2 x 4 bedroom units.

The results:

📈 Rent before: $1,000 per week - Rent after: $1,380 per week

That’s a rental increase of $380 per week!
